What does coworking actually cost in Texas?

Day passes, hot desks, dedicated desks and private offices - what each tier is, and what actually moves the price.

Coworking is not one product with one price. It is four, and the gap between the cheapest and the dearest at the same address is usually five- or six-fold. Knowing which tier you want is most of the negotiation.

The four tiers

Day pass. One day, no commitment, first-come seating. The right way to try a space, and the only tier you should ever buy before visiting.
Hot desk (also "flex" or "open"). Monthly, but no fixed seat - you take whatever is free. Cheapest recurring tier. Fine if you carry a laptop and nothing else; poor if you need a second monitor.
Dedicated desk. Your desk, left as you left it, with a locking drawer. The step up most people actually want and the one most likely to be worth negotiating.
Private office. A lockable room, priced per seat and by room size. This is where the range gets very wide.

What moves the price

In rough order of how much difference it makes:

City, then submarket. Downtown Austin and downtown Dallas price unlike anywhere else in the state. Suburban and secondary-market space - Round Rock, Katy, Lubbock, Amarillo - is a different market, not a discount version of the same one.
Term. Month-to-month carries a real premium over a twelve-month commitment. If you know you are staying, say so and ask what it saves.
What is bundled. Meeting-room credits, printing, mail handling, parking and after-hours access are sometimes included and sometimes billed. Two spaces quoting the same headline number can differ substantially once parking and meeting rooms are counted.
Parking. In downtown Austin, Dallas and Houston, parking can be a material line item on its own. Always ask before comparing.

How to compare two quotes honestly

Put both on the same footing before you decide: same tier, same term, and add parking and the meeting-room hours you will realistically use to each. Ask each space for the all-in monthly figure for your pattern of use. A space that will not give you that number has told you something.

We do not publish a single statewide average price, because a downtown Austin private office and a Lubbock hot desk are not the same product and averaging them produces a number that describes nothing.
